Foreclosures And Tax Lapses
It is the same story whether in smart neighbourhoods or the lonely stretches– foreclosures and foreclosures Thousands are facing it because of having fallen back in tax payments for more than two years.
Woitowicz, Treasurer of Wayne County had listed over 18,000 properties in the Sunday Free Press – that took up 121 printed pages. 161,000 notices have been sent to owners since March to owners who had failed to meet tax commitments. For two consecutive Sundays the advertisements will continue. To print these (as required by law) the county has had to spend about $400,000. It is a method by which the owners are intimated about their liabilities.
Woitowicz comments in a note of sympathy that nobody should feel ashamed about these reminders. It is all a part of life and living to stumble and fall sometimes. The authorities however are anxious to see that people do not lose their houses. The concerned parties may attend a hearing to be held on January 7th, 8th and 9th regarding realization of these taxes. The sessions will start at 9 am at the International Centre in Detroit. Woitowicz estimates that after all this is over the number will come down to 4,000units – 90% of which will be deserted. The personnel of the Treasury department will make the rounds of the owner occupied houses to verify that they know about being included in the listings. This might enable some to forearm themselves to stave off foreclosures.
In Oakland county 8,300 properties are under the foreclosure shadow because of unpaid taxes. At the end of this year the county will list 19,757 names in two other newspapers (Observe and Eccentric) who have some link with the properties in question. For Oakland County this many foreclosures related to taxes is a record. The names of people are being published so that they can be identified. The tax foreclosure hearings in Oakland will be held at 9 am on 13th February in the County courthouse, Pontiac.
The picture is grim in Macomb County too with 1,700 properties facing foreclosures. The names will be published on three consecutive Thursdays during December in Macomb Daily. It is about three times more than the previous year. The method has worked well so far, enabling the authorities to collect 100% of the tax dues. The foreclosure hearings will be held at 8.30 am in the chambers of Judge Switalski, Mt. Clemens.

I’ve heard that about 1% of properties in preforeclosure typically go into foreclosure. Does anybody have data showing what the actual percentages were for the LA area in say 1988, 1991, 1995 and 2000?
